We sold this home on Albert Court in Green Hills for $155,000 over list price - way more than the homeowners were expecting, with better terms than they could have dreamed of.The story of this home sale is that the owners had fallen in love with a property in Sumner County and bought it contingent on the sale of their current home. Their current home was a lovely Green Hills home with a pool, so we knew it would sell, but we also knew we wanted to get a great price and close it quickly and tidily so our new property owners could just focus on their new place in Sumner County.Our plan was to generate a ton of demand and focus all of that into one day. We decided to set up all of the showings for one day and hopefully have multiple offers come in that day and drive the price up to a great price with great terms. This way our owners could close on their home, then close on their new property, quickly and easily with no headaches or worry about moving on to their dream property.For this listing, we did a ton of postcard marketing – we sent over 6,000 “Coming Soon” postcards to pretty much every one in Green Hills letting them know that this great home with a pool would be on the market soon. Then again when it listed, we sent a “Just Listed” postcard to those same people so they saw it twice. The postcard had beautiful pictures of the home and pool as well as the address and all of the information about the property.We did this for two reasons: one because a lot of people in Green Hills love their neighborhood but don’t have a pool and want one, so we knew this could appeal to potential buyers right in the neighborhood. Secondly, everyone who lives in a neighborhood like Green Hills has friends who want to live in a neighborhood like Green Hills as well – and the best salespeople for a neighborhood are the people who already live in it. By sending postcards to the entire area before the house went on the market, it caused the house to go viral and truly spread the news of the upcoming listing through the town.We also, as always, do our full marketing workup – high end photos, walk through videos, drone shots, Facebook marketing, and put it on every site.With this property, we had exactly the result we were going for – we had over 25 showings that day, over 10 offers over ask price, and ended up selling for $155,000 over list price. Because we had generated all of that interest ahead of time with excellent photo and video as well as mass exposure, it allowed multiple people to fall in love with the property and gave the sellers an excellent sales price on excellent terms – and the new owners got to win a gorgeous Green Hills property with a pool.With every house we sell, we have a very detailed plan we execute to get you the best price on the best terms for you.
